Renovation of tired & run down 5 storey 1960’s Office Block for landlord, to create Architect-Designed Modern; Funky Office & Workshop Units. Design by Barr Gazetas.
Full scaffold to external elevations whilst maintaining full access to 3rd & 4th floor tenants and to builder’s merchants to rear of site sharing vehicle access.
Carry out overhaul and repair of existing crittall windows to all floors and elevations, external decorations including render bands and loading bay areas.
Install metsec frame clad in mesh to central front elevation and canopy to access staircase to match, with floodlighting.
Demolish concrete stairs from 1st floor entrance and create new ground floor entrance, installing glazed walling system to both floors as infill, dorma operated oak entrance door and panel with bespoke door entry system serving each unit.
Install new external high level signage to building perimeter.
Demolition and strip-out of internal walls and services to enable remodelling for each floor. To create separate units on each floor and new WCs at both ends, including new drainage runs via ground floor slab internally.
Asbestos removal and air testing.
Create new entrance lobby with bespoke mesh ceiling runway with chandeliers dropping via suspended mesh, new signage, ambient lighting and CCTV Installation, including management office, security room, DDA WC and cleaner’s cupboard.
Adaptions to existing goods lift to enable conversion to DDA-compliant carriage.
Subsequent fit-out and refurbishment works for new tenants and additional upper floors as they are vacated.
